A. P22-001 - Alterman Re-Plat Preliminary Plat - Receive public comments and testimony regarding a re-plat request is for a vacant parcel described as a 19.752 acre tract of land located at Gateway Shopping Plaza, establishing Lot 1 in the City of Live Oak, Bexar County, Texas, being all of Lot 2 of Great Hearts Gateway Subdivision, Recorded in Volume 20001, Pages 1262-1284 of the Deed and Plat Records of Bexar County, Texas and all of a 13.300 acre tract of land conveyed unto Redus Texas Properties, LLC, recorded in volume 15070, Page 732, official public records of Bexar County, Texas.
Chairman Rosenbaum read the legal description for the official record and opened the public hearing at 6:02 p.m.

1. Staff Presentation – Michael Hornes provided the following during his presentation:

Travis McCoy - Pape Dawson Engineers will represent the applicant in the re-plat public hearing proceedings

Entire property was previously platted as part of the Great Hearts-Gateway plat

19.762 acres total for the new Alterman Electric corporate headquarters

Staff has no objections to the preliminary re-plat request

2. Applicant Presentation – Travis McCoy – Senior Project Manager with Pape Dawson Engineers offered to answer questions or comments from the commission regarding the re-plat.

3. Question & Comments from Commission - Q&A Commissioners Woppert and Umphlett; and Alternate Commissioners Llamas and Tremblay; and Chairman Rosenbaum and Vice Chairman Kochan had no questions or comments. Commissioner Kusek asked for clarification on how the re-plat would affect property taxes on the surrounding property owners; Mr. Hornes stated the re-plat would have no effect on property taxes.

4. Comments from Proponents & Opponents - Ms. Lowder read public comments allowed for the record.

Mr. Hornes provided an aerial view of the property and the area for preliminary re-plat with the following comments:

City Engineer and staff recommends approval of the re-plat preliminary plat.

Engineer had very few minor changes before final plat.

Hearing no further discussion or comments on the public hearing item P22-001; Chairman Rosenbaum called for a motion.

Commissioner Kusek made a motion to approve the P22-001 preliminary re-plat for Alterman Inc. as presented; seconded by Commissioner Bill Umphlett.

VOTE FOR: Commissioners Umphlett, Kusek, and Woppert; and Vice Chairman Kochan and Chairman Rosenbaum. 5/0 - PASSED
