• The property is located south and east of the Mircom Loop, west of Vista Hollow and north of Wesp and Weimer Way.
• R-2C Garden Home residential project on 15.53 for Phase III
• Most of the construction has been completed on Phase I
• Master plan configuration has been changed numerous times and this represents the final reconfiguration.
• The applicant, ESE Development agreed to build a park trail connecting their subdivision to Avery Road. As a condition of this, the developer has agreed, that prior to commencing construction on Phase III, the park trial will be constructed.
• The city engineer has reviewed the preliminary plat and recommends approval with conditions.
• There are several items that need to be addressed, but can be done with the final plat.
• Staff recommends approval with conditions of the preliminary plat for Vista Ridge Phase III.

Q&A - Chairman Kochan asked for clarification on the notes from the city engineer in his preliminary review; Mr. Hornes stated the correction items listed can be completed by final. It should not affect the preliminary approval, if the Commission denies with reason, they would have to come back for preliminary approval once again.

Hearing no further questions or comments; Chairman Kochan called for a motion.

Mr. Hornes provided a brief summary of the Planning & Zoning and the Board of Adjustment’s highlights, accomplishments and plan for next year. This reported also included meeting items and results of each item; and attendance for the report period for both Boards.

He concluded by stating City Council will receive the same report during the regular City Council meeting scheduled on October 13, 2020. This item requires a motion to move forward.
