D. Discussion and Possible Action regarding P19-006 – Skybrook Subdivision – FINAL PLAT – Being a total of 35.337 acre tract of land described in Deed to North East Independent School District recorded in Volume 10614, Page 299, Official Public Records, Bexar County, Texas out of the Thomas Barwick Survey Number 324, Abstract 57, County Block 5049, in the City of Live Oak, Bexar County, Texas. – M. Hornes
Chairman Johnson asked Alt. Commissioners Rosenbaum and Woodall to vote during the proceedings since Vice Chairman Kochan and
Commissioner Hovermale were absent during the preliminary plat of Item 6D in May.
Mr. Hornes made the staff presentation with the following points:
- Harden Investment Group is present tonight to answer any final questions
- City Engineer has reviewed the changes for final plat and submitted for final approval
- Staff has no objection to the Skybrook approval
Mr. Hornes introduced Jack Harden with Harden Investments.
- Since preliminary in May, Harden Investments Group finalized the purchased on the 35 acre property
- 148 Home sites are planned in the Skybrook Subdivision
- 2 entrances off Forest Bluff
- 60ft ROW at the entrance and interior streets will have 50ft ROW
- 5 new streets
- R2-C Zoned with 50x120 average size lots
- Detention on sight
- 8 foot drainage easement owned and maintained by the HOA
- Walking trails on 6/10 of an acre will be dedicated to the City and will connect to the Woodcrest walking trail.
Chairman Johnson stated a change should be made to the General Notes section referring to the “alignment will be finalized” on final plat. Language needs to be changed before filing the plat.
He continued by stating there is a page numbering discrepancy that should be corrected before filing the plat.
Q&A Commissioner Umphlett asked for clarification on the CPS notes and whether they had approved the final plats; Mr. Harden stated CPS had submitted preliminary approval and will again review the infrastructure plans for the subdivision during the civil plan review.
Hearing no further questions or comments; Chairman Johnson called for a motion on item 6D.
Commissioner Glowacz made a motion to approve the final plat for Skybrook Subdivision contingent on all changes and spelling errors are corrected; seconded by Commissioner Hovermale.
VOTE FOR: Alternate Commissioners Rosenbaum and Woodall; and Commissioners Umphlett, Glowacz and Hovermale; and Chairman Johnson. 6/0 PASSED
